Repairs included the removal and replacement of more than 200 rusted fasteners with upgraded gasketed fasteners, re-securing of loose 26-gauge panels, installation of new butyl tape under all compromised seams, and fresh application of high-performance urethane sealant around vents and flashing. The ridge cap was also reset to eliminate a recurring moisture intrusion point.
The project was completed in one day with no disruption to the household. A final water test confirmed the roof was watertight, and the homeowner received a 3-year workmanship warranty on all repairs. The job restored structural security, improved energy efficiency, and extended the roof’s lifespan without requiring full replacement.
